PGD Las Palmas PH. I & II Parking 

Each unit is assigned two reserved parking stalls. If you are new to the community, please contact the property manager or on-site manager to confirm your assigned stalls.

Guest parking is limited to a maximum of 4 hours. Parking in another resident’s stall is strictly prohibited. Please note that vehicles may be towed at the owner’s expense should these violations be repeated and not corrected. 

We appreciate everyone’s cooperation in helping to keep our community parking organized and fair . ​

Common Area Fee Increase 

Effective September 1, 2025 Common Area Fees (CAF) will be increased to $260.00 a month to cover the cost of services that benefit the entire Las Palmas I and II community, such as the monthly maintenance of common areas, security services , insurance premiums and utilities.

Conference

Annual Homeowners Association Meeting February 15,2026 

 

The upcoming Annual Homeowners meeting has been scheduled for Sunday February 15,2026 at 4:00PM , the meeting will be held at the Las Palmas Phase I Pool Side Pavilion. Homeowners are encouraged to attend the meeting as there will be important community discussions shared on the Agenda. If you are unable to attend please fill out a proxy form . If you have any questions regarding the meeting or need a proxy form please reach out to the property manager . 

Illegal Dumping 

Only household trash may be disposed of in the community trash bins. Please refrain from disposing of prohibited items, as the HOA will incur additional fees for their removal. Any unit found disposing of these items—by owners or tenants—will be subject to a penalty and a disposal fee.

If you observe any residents disposing of prohibited items, please report it immediately for appropriate action. Lets work together to keep our community clean! 

Summer Swim

Pool is now open

 

Thank you for your patience while the pool fencing was replaced. The pool is now open and we hope you enjoy the upgraded surroundings including the fence and pool furniture. Please be reminded that our pool is closed every Monday for routine maintenance. Enjoy your swim, but stay safe!

Lawnmower

Property maintenance awarded to Sentinel Security 

 

Effective September 2025 the property maintenance was taken over by the contractor Sentinel Security Solutions. They will be responsible under the direction of the property manager, Rochelle Sugiyama , RE/MAX Diamond Realty, to maintain the common area lawn and plants, sidewalks, pool, tennis court, pavilions and special projects like water blasting building roofs.
